Cost-To-Remedy is an add-on service to a commercial inspection. The report provides immediate and/or projected cost to cover maintenance, replacement, or deficient conditions.

We conduct a limited visual inspection of HVAC system(s); plumbing system(s); mechanical and electrical system(s); roof surface(s), drainage, and penetration(s); exterior elements, vegetation, and landscaping; general topography and parking area(s); attic, ventilation, and insulation; basement, foundation, and crawlspace; doors, windows, and interior components; life and health safety components; structural components; commercial kitchens; and ADA compliance.

No, absolutely not. Your report is confidential and can only be shared by you, the client. In fact, we are one of the few companies who do not use third party software to write or store your report. We write your report in-house and send the report directly to you.

CAUTION: For your awareness, 3rd party inspection software companies are increasingly expanding data collaboration and partnerships with insurance companies and lenders by sharing inspection reports. This has had an adverse affect on clients in the inspection industry. Should you decide to use an inspection company who uses 3rd party software, be sure to inquire about shared reports from the third party software company.

The short answer is, no. If we did, this would be a conflict of interest. As a third party consultant, our purpose is to provide you with an unbiased and detailed report of the properties condition at the time of the inspection. The report will detail who needs to be contacted to further evaluate and correct the issue.

We charge by the square foot. However, we offer flexible pricing based on project type and complexity. After an initial conversation or walk-through, we’ll provide a transparent quote with no hidden costs.

The length of the inspection is determined by the complexity and ancillary add-ons of the project. The physical inspection can range anywhere from a few hours to days. The report may take longer. Factors include: size, age, scope of major component systems (roof, HVAC, electrical, plumbing, etc.), number of units, accessibility of the property, weather, and any hazardous conditions.

Depending on the timeline and needs of the client, anything over 11,000 square feet may require us to hire a team of experts in electrical, plumbing, HVAC, and/or roofing in order to accommodate the needs of the client and provide the report to them. If we do need to hire a team, this cost will be added to the agreement prior to the inspection.

The short answer is, no. An appraisal determines the fair market value of a property, and does so considering the property, neighborhood, and comparable properties. It also protects the lender by ensuring they are not lending more than the property is worth. An inspection however, determines the condition of a property and identifies potential issues. It also considers the properties functionality and safety, while protecting the client through a written report.

It always gets asked. No, we do not write you tickets or report you to code enforcement or the city for the deficiencies we find. We provide you with a property condition report and that is it. Addressing the findings is your responsibility.

From there, please select the inspection type you need, and chose your date for the inspection. Within 24-48 hours, an agreement will be sent. Once accepted, the scheduling process is complete.

Buildings equal to or less than 11,000 square feet may use the “QuickQuote” feature, located at the upper right corner of the page.

Buildings greater than 11,000 square feet require a preliminary walkthrough in order to determine the amount of additional resources and time that may be needed to perform the inspection. Upon completion of the walkthrough, a quote will be generated and sent to the client for acceptance and scheduling. Once accepted, the scheduling process is complete, and an agreement will be sent for signature.
